EDL signs ₹1,125 crore deal with lam research in Bengaluru

On March 20, Embassy Developments Ltd (EDL) announced a landmark transaction through its wholly-owned subsidiary, Embassy East Business Park. The company has signed definitive agreements with Lam Research (India) Pvt Ltd to sub-lease and eventually exit around 25 acres in Bengaluru’s Whitefield, subject to regulatory approvals.

Valued at ₹1,125 crore, the transaction is expected to further cement Bengaluru’s position as a global technology and innovation hub. EDL pointed out that this partnership with a leading semiconductor firm is an indication of the increasing demand for world-class commercial infrastructure to support cutting-edge industries.

The project has been described as a milestone by EDL, which stated, “Bengaluru remains an international favorite destination for businesses, and this deal reflects our ability to unlock value through strategic monetisation of assets.” The transaction proceeds will be re-invested into high-growth opportunities, further enhancing EDL’s development pipeline and driving long-term value creation for stakeholders.

One of India’s prominent realty developers, Embassy Developments Ltd has experience in the construction and development of residential, commercial, and Special Economic Zone (SEZ) projects in major Indian cities. The company awaits necessary regulatory approvals to finalize this milestone deal.
