Alternative investment funds have invested close to ₹ 75,468 crore in the real estate sector in the last ten years. These are close to 17% of the total investments made by AIFs in IT, financial services, NBFCs, pharmaceuticals, FMCG, retail, and renewable energy among others.
According to recent data provided by the Securities and Exchange Board of India (SEBI) and compiled by ANAROCK Research, of the total ₹4,49,384 crore that AIFs have invested across sectors until the first half of FY2025, real estate has taken the largest pie with 17%, amounting to nearly ₹75,468 crore.
In the first nine months of calendar year 2024 alone, the real estate sector attracted ₹28,560 crore through private equity investments, according to ANAROCK Capital. This also represented 17% of the total sectoral investments for the year. Additionally, ₹12,801 crore was raised through Qualified Institutional Placements (QIPs) during the same period, marking the second-highest figure among major sectors, again comprising a 17% share.
“By the end of H1 FY25, total investments in real estate via AIFs have increased from ₹ 68,540 crore at the end of FY 2024 to ₹ 75,468 crore. This reflects a notable 10% growth in just half of the financial year,” said Anuj Puri, chairman of ANAROCK Group.
